How do I start listing a property on Hiizzy?

How do I sell my house on Hiizzy? How do I list my home?

First you need to either create a user account on Hiizzy, or sign in using your details if you’ve already created a user account. Either click the ‘Sign up’ button if you’re a new user, or ‘Sign in’ if you’ve already created a user profile with Hiizzy.

Once you’ve signed up or signed in, you’ll get access to your Dashboard. Your Dashboard is your control centre within Hiizzy - it’s where you can create property listings, chat and receive messages from buyers, check your viewings calendar and the status of any offers received.

Let’s start with creating your property listing. If you scroll down the dashboard, you’ll see ‘Looking to sell?: Follow our easy step-by-step process and list your home for sale.’ Click the green button to create your property listing.

You’ll be asked to ‘enter your property address’. Start by entering your full address, for example, 30 Chestnut Drive, Surbiton, Surrey and as you keep typing, it should narrow it down to your exact address, complete with your postcode. Once you can see your full, correct address within the box, just click ‘Search’.

This takes you to the first of seven sections to create your listing. The first section is entitled Property Details. You’ll see it highlighted. If you’re on your mobile, you’ll need to scroll down to be able to see and confirm your address. Look down through the information that Hiizzy has already filled in for you. And if it needs any correction, make that update. If your address information is correct, you can just click the green button which says ‘confirm and proceed’. This will take you onto the second section of Property Details. This is all about your property. Because you’ve already given Hiizzy your full address, Hiizzy has pulled in available data on your property, where available. Here’s where you confirm whether your property is a house, an apartment, a bungalow, whether it’s freehold or leasehold, how many bedrooms it has, how many bathrooms, reception rooms, etc. If data on your property exists, Hiizzy will have pre populated some of these fields for you. Check all the details are correct and update any that are still awaiting information. Continue to fill in the property features. What type of heating does the property have. Are your windows double-glazed? Do you have a garden or a patio? What condition is the property in; walk-in, recently-refurbished or in need of refurbishment? What kind of parking is available with the property? Do you have a garage? Is your property on a private road?

If the data is available, Hiizzy will already have pulled in your council tax band details. If not, you will need to enter this for yourself. You’ll then be asked to confirm what services are available; for example mains electricity, yes or no, mains drainage, mains gas, mains water, whether there’s fibre on the property and if any of those services are disconnected. Once you’ve responded to all those questions, the ‘Confirm’ button at the bottom will turn green. Click the green button to continue to the next section.

(If you’re on a mobile, you may have to scroll back up to see where you are). This second section is all about your Property Asking Price. Based on the address details you have already provided, Hiizzy pulls data from Land Registry and Street Data to show a range of prices for similar properties in your area, from the low to the high, and shows you a mid-point. You can choose to set your own price within or outside of the suggested range, depending on your sale timeline and market conditions. Type in your chosen sale price for your property, including the comma. You’ll then be asked to confirm that you chose this price and confirm that you've read the terms and conditions, and you choose whether you want that price to be a guide price or offers in excess of.

Once you've clicked all the tick boxes and filled in all the details, you'll see the button that says ‘Confirm details’ turns green and can press it and move on to the next stage.

The third stage of your listing process is your property’s Energy Performance Certificate (EPC) details. It’s UK law that properties have a valid EPC prior to advertising, unless your property is Exempt or an EPC is pending a booked evaluation. You can click the link to see if a valid EPC exists for your property. If your property has a current EPC it should be listed at that link.

Please check your EPC ratings are correctly stated, and then enter the current and potential efficiency number in the boxes provided. Just enter the numbers. Make sure that the numbers you've entered for your energy efficiency ratings match the ones on your certificate, and that you've entered details of the value correctly. Once you have done this, you can click the button that says ‘View EPC Report’. If everything is correct, check the box that says ‘I confirm that the certificate shown above is valid and correct’.

If you don’t have an EPC or it’s out of date, the EPC register has links to help you find an approved assessor. If you’re selling your home and you don’t have a current EPC certificate, you could be fined. When you have ordered an EPC from an approved assessor, click the tick the box that says ‘I confirm that an EPC has been ordered for my property’. If your property is exempt from an EPC, you can check the bottom box. Once you've filled all the details, the ‘Confirm and Proceed’ button will turn green, and you can click it to move onto the next stage.

The fourth stage of the listing process is to upload your photographs, a video tour of your house if you have one, and a floor plan.
